Mechanical Contractor seeks an Project Manager!
JOB DESCRIPTION SUMMARY
Responsible for managing construction projects from start to finish ensuring customer satisfaction and maximizing profits. Management duties will include visits to projects, scheduling, managing sub-contractors, cost control, production coordination, processing change orders, client meetings, dispute resolution, extensive documentation and public relations. Daily activity will include communication/coordination with and/or between owners, architects, inspectors, vendors, engineers, subcontractors and field personnel.
Participate in turnover meetings from estimating to project management
Develop thorough understanding of project plans, specifications scope of work, schedule and project delivery goals.
Study job specifications to determine construction related constraints
Review, amend and approve client contract agreements
Negotiate and assist in preparation of subcontracts
Assist in selection of materials and equipment for preparation of submittals
Schedule projects in logical steps and establish crew sizes necessary to meet deadlines
Provide input for preparation and review of coordination drawings
Review project budget and prepare schedule of values for billing
Promote goals that encourage pre-planning, fabrication and pre-assembly as envisioned by Project Delivery Dept.
Review quoted equipment and material buyouts
Seek ways and means to reduce project costs and risk
Plan, coordinate and manage labor, material equipment, subcontract and other project activities or needs related to construction/retrofit process
Ensure that apprenticeship requirements are being met
Enforce company policies and procedures
Prepare and update project schedules in coordination with the general contractor
Prepare other project reports as necessary
Generate monthly progress pay requests
Approve large equipment and subcontractor invoices for payment
Resolve conflicts as needed
Monitor project costs and performance
Process change orders
Process performance reviews of field supervisors and office subordinates
Participate in Foremen?s meetings
Confer with supervisory personnel, owners, contractors, and design professionals to resolve matters related to scheduling, trade or space conflict, performance or other contract related issues
Monitor projects as necessary to ensure compliance with project contract documents, building and safety codes and other regulations
Maintain satisfaction of client through the project warranty period
EDUCATION AND/OR EXPERIENCE
10 years experience and/or training; equivalent combination of education and construction experience
Bachelor degree in Construction Management or equivalent vocational schooling
